Nestled in downtown Johnson City, the John Sevier Center, originally built as a luxury hotel in the early 1900s, has stood as a prominent fixture on East Market Street for decades. Serving as an affordable housing residential complex since 1978, the building has provided essential accommodation to its residents. However, with progress underway on a new residential complex slated to relocate these affordable housing units, the City of Johnson City now seeks to explore the optimal future use of the soon-to-be vacant John Sevier Center.

The redevelopment project also encompasses the connected Downtown Center parking garage, further amplifying the scope of revitalization efforts in the area. The Downtown Center, which opened in 1983 as part of a larger redevelopment plan, features a multifunctional space that includes a parking deck with ample capacity, rentable office space, and a central courtyard.

Both the John Sevier Center and the Downtown Center possess unique historical and architectural significance. The John Sevier Center, listed on the National Register of Historic Places, spans over 117,000 square feet across ten and a partial eleven stories. Recent investments have modernized its two passenger elevators, enhancing its accessibility and functionality.

In contrast, the Downtown Center, occupying a sizable corner lot adjacent to the John Sevier Center, offers a blend of practical amenities, including a three-story parking deck with hundreds of parking spaces and versatile office space.

As Johnson City embarks on this transformative journey, leveraging its rich heritage and architectural assets, it seeks to foster a vibrant and sustainable urban environment that meets the evolving needs of its residents and stakeholders. Originally constructed in 1910 as a post office, the building has since transitioned through various roles, including serving as the Washington County Courthouse and later as the county’s 911 Center until 2017. Recognized for its historical significance, 401 Ashe Street proudly holds a place on the National Register of Historic Places.

With $5.5 million invested in its renovation, this 110-year-old structure is undergoing a transformative journey to become a beacon of Rural Health Innovation and Entrepreneurship. Scheduled for completion in early February 2024, the restoration project aims to preserve the building’s architectural charm while infusing it with modern functionality. Situated strategically within the West Walnut Street Corridor, a vital connector between East Tennessee State University’s campus and Downtown Johnson City, 401 Ashe Street embodies the intersection of tradition and progress.

Collaborating with the City of Johnson City, Washington County, and the private sector, this initiative seeks to create a dynamic ecosystem conducive to fostering high-growth startups and supporting entrepreneurs during their scale-up phase. The ideal proposal for tenants will demonstrate plans to attract and fund innovative ventures while providing mentorship and resources to nurture entrepreneurship. Moreover, there’s an emphasis on fostering entrepreneurial density and incorporating a component of rural health innovation, aligning with the evolving needs of the community.

Spanning 11,000 square feet, the newly renovated space at 401 Ashe Street showcases a blend of historic charm and contemporary functionality. The restoration efforts prioritize the preservation of original architecture, breathing new life into this iconic landmark. As a cornerstone of the West Walnut Street Corridor, 401 Ashe Street embodies a vision of revitalization and progress, poised to inspire and empower generations to come.
